Senate Democrats indicate that First time Homebuyers Tax Credit will be renewed until at least April of 2010!

Good news! It appears that Senate Democrats have recognized the tremendous value of the First Time Homebuyers Tax Credit and that it will be renewed soon. At this time, it is believed that the credit will allow anyone purchasing (even if the property is not closed) a home by April 30, 2010 to participate and receive the full credit available. The credit will be continued (but reduced by 2% each 90 days) through the end of 2010! The credit will be slightly lessened, but it will be renewed and this extension should allow the market to continue to recover into and through next summer’s selling season. Of course, there’s always the possibility that it could be renewed at that time, as well.

Senate Democrats on Board with Credit Extension

Senate Banking Committee Chairman Chris Dodd (D-Conn.) says Senate Democrats have agreed to extend the first-time home buyer tax credit. The latest version extends the program to home sales signed — not closed — by April 30. Purchasers would have another 60 days to close the sale. The credit will also be expanded to include so-called step-up buyers who have lived in their current home for at least five years.

The credit would be cut slightly to a $7,290 cap. Income eligibility for first-time home buyers would stay the same, but it would rise for step-up buyers to $125,000 for individuals and $250,000 for couples.

What Do Single Women Want…..In A Home?

There is a new trend in today’s real estate market and that trend is Single Woman buyers. In recent years single woman have become a “force to reckon with”. According to recent national studies by National Association of Realtors, Fannie Mae, single women account for the fastest growing segment of home buyers. The reasons for this new trend varies. Today’s women are earning better wages, many are divorced or have simply chosen to postpone marriage and build lives independently. Quite simply many are wise enough to take advantage of the current market which is excellent for buyers. The question is what are these single women looking for in a home?

Studies show that women have a very distinct criteria when it comes to buying a home. They know exactly what they want!

1. Security was high on the list . Women are seeking homes in neighborhoods that they feel safe and secure in.

2. As they say in the real estate industry; location, location, location. If you did not get it the first time location is also very important. Woman typically desired homes in well planned communities in good school districts, close to family and work if possible, shopping and other conveniences.

3. Women, whether they savor the joy of cooking or the art of making reservations. Most tend to desire homes with spacious well equipped updated kitchens. Kitchens that provide lots of cabinets for storage, granite counter tops with five to six feet of workable space complete with appliances.

4. Bathrooms are also important. Women want bathrooms that offer a spa like experience.

5. Lots of closet space was also important along with ample storage space as well. We are a society of consumers, we have a lot of things. We need somewhere to put those things.

6. Financing assistance. Recognizing this trend, lenders are targeting and offering programs specifically designed to assist single women in purchasing homes. There are programs that offer assistance to divorced women, single mothers as well as down payment assistance just to name a few.

8. Although women are no longer afraid of maintenance many women are looking for condos and townhouses which offer lower maintenance like lawn care and landscaping along with amenities such as pools, recreational rooms, and gyms. Due to time constraints and busy lifestyles these living situations simply make things more convenient. I must add that women are also buying single family homes however the purchase of townhouses and condos is increasing with this trend.

9. Studies also state the women are buying homes in the median price range of $139,000 - $162,000. ????????
(note: the price range depends upon the income level of the single women used for the study.)

10. An investment in financial well-being. Single women are planning their financial futures and see owning a home as a part of building wealth. They are looking for homes that they can sell or rent at a later date as they climb the economic ladder.

As single women continue to buy into and change the face of the real estate market, it has become increasingly important that housing professionals continue to expand their marketing efforts toward this growing and powerful demographic.

First Time Buyer: Put Women in There Rightful Place

Boy, have times changed! In today’s real estate market there are more single women, roughly double that of single men that are purchasing homes. From my personal experience I estimate that about 35% of my clients that are looking to purchase a home are single women, approximately 45% are couples
and about 20% are single men. These astounding numbers inspired me to write this article and to seek out a few facts and stats for myself.

Well, for starters record numbers of single women are buying homes! Currently three out of five home buyers are single women. The reasons for the current home buying trend varies. One very good reason is that these women are smart. They realize that this is the right time to purchase real
estate, that the market is ripe for the first time buyer or those looking to improve their financial status. Another reason appears to be that they simply are tired of renting and wish to own a home of their own. In other cases, clients desire a better school district for their kids, others want to be
closer to their job or family members.

Another fact that I found quite interesting is that women are more inclined to make up their minds quicker than men. A survey of 1000 men and women had shown that almost 70% of women made up their mind to purchase the home the day they saw it versus 62% of men. Amazingly, single women make up more than 1/3 of the growth in real estate ownership since 1994.

The statistics also show that 3 out of 4 women spend less than $200,000 on a new home. That many women purchase homes with 2 or more bedrooms and are less likely to choose new construction. Woman are also less likely to compromise on location, quality of neighborhood , home size or cost in
exchange for other amenities. One thing for sure is that women are a force to be reckoned with in today’s real estate market.

How to use and obtain Secured Credit Cards

The use of a secured credit card can and will build your credit over time, it is not an overnight fix to your past credit woes. What is a secured credit card: “a credit card that is issued to a consumer that is tied to their savings account? The amount in the savings account is used to determine the amount of credit available for a person to use. These are often easier to obtain than a traditional credit card”.

How can it help you: you'll have to make all of your monthly payments on time? Think of it as rebuilding the bank's trust in you. After a while, your available credit limit will go up. Then your credit history will reflect a history of timely payments as well as more available credit, both of which will help rebuild your credit score.

Pay close attention to the fees that each company charge, some can be outrageous. You want to steer clear of cards that require a setup fee, account activation fee, annual membership fee, and monthly maintenance fee. With a $200 credit line, you'd soon be over your limit from fees alone.

The best use of a secured credit card would be to never carry a balance on it. Make a few small purchases each month, and then pay them off in full. That way, your credit score will reflect that you've made your payments on time, and you'll pave the way for a better tomorrow.

Secured credit cards traps to avoid, make sure the secured card you choose to help you rebuild your credit: “Reports the credit card limit you have (even if it's only $200)”. Very important to find out that your new secured card does not report that the card is a secured card.

First Time Buyer Finding a Needle in a Haystack

When searching for a home it can be like searching for a needle in a haystack. With a little pre-planning you can make your house hunting a lot more productive. For starters you want to make sure you can make a day out of searching for your home. If you can’t set aside a day, take a few hours daily, to work with a trusted reputable agent. Your agent will be the person that will do the majority of the footwork but will need your input as to what you want. It is extremely important that you don’t settle for a home that after you purchase it you ask yourself, “What was I thinking about”??? Studies have proven that your memory dramatically improves after consumption of carbs (pasta, potatoes, bread, cookies etc…..) and slows down with the consumption of sugar. So leave the sweets alone so your memory can be at its best.

You want to be able to recall as much as possible the information you receive from each house that you see, because believe me, you will possibly view at least five to ten before you find that dream home. Next, make sure you know exactly how much you want to spend and stick to it, don’t over extend yourself financially. One of the major factors banks take into account is what they call “debt ratio”, which is all your bills and what you owe versus what you bring home, income.

You need to sit down with pencil and paper to determine what you can afford, with existing bills and that new mortgage you are about to incur. The best tool on the market is the mortgage calculator, which can be found by typing the words “mortgage calculator” in the search engine on the internet.

Map out your desired areas, drive by in the evenings to check out the neighborhood and pay attention to the number of houses for sale in the neighborhood. Make sure that when going to see homes, you take a camera, notepad and a friend or family member. Finally pick and choose with your head and not your heart – Remember……. This is one of the most important decisions you will ever make.
